- A deposit of $2,000.00 and the Seller's Annex are required with any submitted offer.
- The notary will be appointed by the Seller without exception.
- Allocate an irrevocable 72 business hour acceptance time to any submitted offer.
- Notwithstanding clause 7 of this contract, the remuneration to the broker is payable upon expiry of the time limits provided for in the Code of Civil Procedure.
- The Seller's Annex is an integral part of the descriptive sheet of the Building.
- Clauses 8.1.2 to 8.9 are removed (nana-applicable) from this brokerage contract.
- No remuneration, compensation or reimbursement of fees and/or expenses will be paid to the agency or broker if, before the signing of the deed of sale, the owner of the immovable or a third party remedies the defects and there is no longer any need to proceed with the sale under judicial control. The same applies if the seller is unable to proceed with the sale by reason of an injunction, order or judgment of the court, or if the owner makes an assignment in accordance with the provisions of the Bankruptcy and Insolvency Act.
